20 Manchester Square: Invesco's first carbon neutral redevelopment

February 2023

We're delighted to be involved in what will be client Invesco's first carbon neutral redevelopment at 20 Manchester Square upon completion in 2024.

Working with project managers Gardiner & Theobald, our sensitive refurbishment and extension of the 1990s office building will retain or recycle 72% of the original building structure, including the existing concrete frame and external walls.

Designs include an increase in internal floor area by 20%, through an extension to the rear of the building and a new set back fifth floor, which will create 2,200 sq ft of external landscaped roof terrace. With a focus on tenant health and wellbeing, upgraded occupier amenities will include end of trip facilities for active commuters. A new core will create high quality flexible workspace and allow each floor to be subdivided.

Lazard, a leading financial advisory and asset management firm, has already been announced as the long-term tenant for 20 Manchester Square having signed a 15-year agreement in what will be its London head office, with the firm set to occupy the entire building.
