Chelsea Barracks Masterplan

Squire & Partners, Dixon Jones and landscape designer Kim Wilkie, were selected by Qatari Diar to masterplan the former Chelsea Barracks site in 2009, following a rigorous selection process. The team shared a vision that the plan should enhance value in all its forms – cultural, aesthetic, social and economic – improving the environment for local residents, businesses and the wider community.

Establishing a framework for the 12.8 acre site, the masterplan sought to create a legacy for our client and create a new piece of the city rooted in Belgravia. Key aspirations - developed following community consultation - included a seamless evolution of Belgravia which served the wider community, accessible streets and green spaces, diversity of scale and character, recognition of the historic axis of Ranelagh Grove and the creation of views of St Barnabas’ spire.

Inspired by the evolution London’s Great Estates, a series of linear gardens were designed to create permeable spaces which highlight historic views through the site, with buildings positioned in the spaces between. The plan identified a sustainable mix of uses and landscaped public realm to deliver a residential-led development that respected the heritage and context of this historic area of London.

In addition to apartments and townhouses, the plan offers over 2 acres of public landscaped space including a community square set around a retained historic chapel, a restaurant, retail units, a sports centre and a community doctor’s surgery.

Phases I, II and III of Chelsea Barracks completed in September 2019, with a trio of residential apartment buildings designed by Squire & Partners, twelve townhouses designed by PDP London, a restaurant designed by Ben Pentreath and landscaping by Gustafson Porter. Subsequent phases are currently under construction.
