Rolling Stock Yard is a new development in King’s Cross designed by Squire & Partners to offer 57,500 sq ft of contemporary, adaptable workspace for small to medium businesses. Following its completion in 2021, Ironstone Life Science acquired the building with the aspiration of leasing workspace, establishing its first office development in London.

The asset management company looked to Squire & Partners to revisit the building, reinventing the ground and mezzanine floors of the reception to create pockets of coworking space for its life sciences tenants, whilst opening a café space for a more animated and interactive environment.

Influenced by the existing bespoke double-height mural by London-based artist Barry Reigate, orange accents found in the piece have been translated into the FF&E choices, bringing earthy tones into the space which complement the industrial character of the building and its setting.

Materials and products were chosen with sustainability at the heart of the design – reusing, recycling, and sourcing materials locally – including a low-carbon terrazzo tabletop made from timber offcuts and plaster waste, and lounge chairs upholstered in Camira’s Oceanic fabric, made of 100% recycled polyester.

On the mezzanine level, moveable planters are used to create biophilic seating zones that provide tenants with additional spaces to relax and interact.

Continuing the branding and wayfinding that the practice’s sister branding agency initially conceived for the building, Mammal Design developed additional wayfinding for the reimagined spaces, reinforcing the cohesive graphic identity of Rolling Stock Yard.
