The penthouse at 35-37 Grosvenor Square is one of a number of apartments refurbished according to a comprehensive interior architecture and design framework by Squire & Partners for Pegasi.
Covering four prime central London properties within its residential portfolio, the framework ensures that as apartments are updated at the end of tenancies, they retain a cohesive design aesthetic and continue the roll-out of the building’s refurbishment and elevation of the portfolio.
The overarching design intent was to seamlessly blend modern luxury with the distinct historical period character of each building. At 35-37 Grosvenor Square – a 1930s styled building situated on the eastern side of the world-renowned square in Mayfair – its period, location and context has informed the guide and the selection of materials, furniture and fittings.

Four buildings, four design guides
We began by studying the existing buildings, each with their own distinctive character, meticulously surveying their condition – identifying every element to be retained, refurbished or replaced.
The challenge was to create a framework that would allow apartments to be refurbished at the end of each tenancy, at different times and across multiple buildings, while gradually elevating the quality and consistency of the entire portfolio.
Materials, finishes and fittings needed to be timeless, readily available with short lead times, sustainably sourced – through UK suppliers where possible, and adaptable to a range of existing conditions.
