The redevelopment of Manhattan Business Park in Ealing seeks to improve and enhance the existing light industrial use on the linear site with a contemporary, mixed-use scheme nestled adjacent to the wider Westgate Triangle. Squire & Partners’ overall vision was to create a vibrant new sense of place for people to live, work and visit.

The redevelopment of Manhattan Business Park in Ealing seeks to improve and enhance the existing light industrial use on the linear site with a contemporary, mixed-use scheme nestled adjacent to the wider Westgate Triangle. Squire & Partners’ overall vision was to create a vibrant new sense of place for people to live, work and visit.

The development is arranged into three u-shaped blocks on a raised podium, each with varied massing to add visual interest to the skyline. The proposals incorporate office space at the lower levels, with 326 apartments arranged around courtyards provided above the podium. Generous south-facing amenity spaces are provided on multiple levels, offering tenants the opportunity to unwind and interact.

The contemporary façade is expressed in two or three-storey groupings, emphasising the decorative perforated metal infill panels and projecting balconies to create a striking visual impact. A number of balconies are enclosed as winter gardens, providing private amenity space for the apartments.

The existing public realm will be revamped by providing a new green pedestrian connection across the northern edge of the site, improving local connectivity. Additionally, the office and residential receptions, as well as a new café, will activate the area with animation.
