The development will create flexible offices, studios, workshops and creative maker spaces along with light industrial units, to accommodate a range of businesses.
Havelock Terrace is a sustainable new 16-storey block in Battersea and the second new office building the practice will have delivered for client Workspace Group – the first being The Frames in Shoreditch. The development will create flexible offices, studios, workshops and creative maker spaces along with light industrial units, to accommodate a range of businesses.
Workspace Group's vision for the site seeks to provide an exemplar piece of architecture that celebrates the location's industrial history with a building that maximises external amenities and green spaces throughout it, and targets the highest sustainability standards.
The design of Havelock Terrace takes inspiration from the industrial character of the local area, incorporating the rich brick and metal palette of the nearby Battersea Power Station and railways that flank the site. These materials are brought together with a high level of craft, detail and architectural integrity, in keeping with the surrounding architecture.
The building's cube form is eroded with purposeful cut outs to create numerous external planted terraces. A textured brick pattern crowns the building to create feature signage and mark the main entry points to the site, with a biodiverse roof capping the development. Arches are introduced at the base of the building to create active frontages, visual connections to the railway bridges, and entrances to light industrial units. Public uses will activate the ground level, with café space to serve a vibrant front of house communal area that will spill out onto a new public plaza along Palmerston Court.
Sustainability has been a key driver of the design, with Workspace Group's aims for the project including exceeding LETI 2020 and RIBA 2030 standards in addition to the highest level of BREEAM certification, whilst minimising operational and embodied carbon emissions through the optimisation of the building envelope, careful material selection, and the use of high efficiency building services.
