Building on Devonshire Square’s evolution from 18th-century warehouses to Richard Seifert’s post-modern redevelopment in 1982, Squire & Partners have thoughtfully upgraded Building 7 into a modern workspace for the next generation.
Located on a prominent site close to Liverpool Street, the retrofit of Building 7 is part of an ongoing phased renewal of the campus by developer Nuveen, refurbishing and adapting individual buildings as they become vacant.
Squire & Partners respectful retrofit has upgraded the building to meet the highest environmental standards, as well as delivering prime quality office space to suit evolving workstyles. Two additional workspace floors, a generous new roof terrace have been created, alongside an expanded ground floor entrance and extensive landscaping of the public courtyard.

The reworked 8,600sqm office building introduces two additional workspace floors and an expanded ground floor. A previously uninviting public realm has been enriched with natural landscaping, incorporating a new grass surface at key entrances.
A new generous roof terrace and revitalised landscaping in adjacent courtyards provide enhanced outdoor spaces for tenants. Lushly planted steel balconies have been added to each of the nine storeys. Additional floor space on each office level is created through the addition of enclosed terraces, finished in a stone complementary to the existing polished granite stone exterior.
Materials
Internally, the design celebrates craftsmanship and materiality. Communal areas feature warm, natural finishes, including fabric-panelled walls, a refurbished coffered ceiling, feature lighting and a bespoke reception desk that serves as a focal point for the entrance lobby.
Office floors are designed as open plan and to Cat A standard. The existing structural soffit, ventilation and other high-level services in the body of the office floor plate have been exposed.
