Furthermore, the client required contemporary office space accessible through a formal entrance to the street. The solution was to equip the building with two front façades with separate addresses: one on Regent Street for the retail, the other a Soho address for the offices on Warwick Street. By retaining the stone façade wrap but completely removing its contents, a brand new building emerged with an efficient modern office floor plate containing 12,500 gross sqm.
The new Warwick Street façade retains a classical sense of proportion and hierarchy, while its Portland stone fins and floor-to-ceiling glazing present a sleek contemporary face. A glazed slot links the building to the retained façade and clarifies the border between old and new.
