Squire & Partners has sensitively refurbished and extended 20 Manchester Square, a 1990s office block at the corner of a traditional London square in Marylebone, creating vibrant new headquarters for Lazard. Through structural retention and thoughtful intervention, this prime workspace building becomes Invesco Real Estate's first carbon-neutral redevelopment, with 72% of the original structure recycled or retained, including the existing concrete frame and external walls.
Situated next to the Wallace Collection and a stone's throw from Regent's Park, an extension to the rear and elegantly set-back fifth floor increase internal floor area by 20%, creating 79,000 sq ft of refined workspace that opens onto a generous 2,200 sq ft landscaped roof terrace. A meticulously designed new core enables flexible, high-quality working environments, with each floor capable of subdivision to suit evolving occupier needs. Throughout, the scheme prioritises tenant wellbeing, with curated amenities including end-of-trip facilities that encourage active commuting and connection to the neighbourhood.

The New Façade
Externally, the existing front façade has been carefully darkened to contrast with deep white window reveals, echoing the historic character of the square. The ground-level entrance, newly repositioned at the centre of the façade with reconfigured fenestration, establishes a more prestigious and welcoming reception.
The new mansard level employs a sophisticated palette of materials that complements the slate rooftops surrounding Manchester Square, reflecting the square's distinctive character.
