Located in the heart of Victoria, Greencoat House is part of a larger campus of late Victorian properties owned by Derwent London. Squire & Partners has been working with the developer since 1998 to reimagine the cluster – which totals 287,000 sq ft and includes Greencoat Place, Gordon House and Francis House – to create a vibrant business quarter in one of London’s best-connected transport hubs. Following a previous intervention to revitalise Greencoat House a decade ago, Derwent London approached Squire & Partners to provide a CAT A+ finish to the vacant Unit 4A.

Squire & Partners has been working with the developer since 1998 to reimagine the cluster – which totals 287,000 sq ft and includes Greencoat Place, Gordon House and Francis House – to create a vibrant business quarter in one of London’s best-connected transport hubs. Following a previous intervention to revitalise Greencoat House a decade ago, Derwent London approached Squire & Partners to provide a CAT A+ finish to the vacant Unit 4A.

A collaboration between Squire & Partners’ architecture and interior design teams, the workspace which measures 286m2 has been sympathetically restored to blend warehouse features with stylish, high-quality contemporary finishes. Crittall-style meeting room partitions have been introduced to reference the building’s original windows, while structural metalwork has been restored and services exposed to celebrate the building’s original vaulted ceiling.

Branded a ‘Furnished + Flexible’ offer, Unit 4A has set the benchmark for future units within the building and offers tenants a high-quality ‘plug and play’ workspace ready for immediate occupation. This approach saves time, energy and resources by eliminating the need for strip-out and fit-out upon arrival. Magnetic folding partitions and track lighting create the opportunity for tenants to customise their space according to their needs, creating an ideal offer for both established and growing businesses.

Shared facilities including generously sized meeting rooms and phone booths are suitable for both high and low tempo tasks, whilst a fully equipped tea point and various break out spaces create areas for socialising and more informal styles of working.
