Squire & Partners has completed the refurbishment of 15 Fitzroy, a workspace building located in the heart of Fitzrovia, adjacent to the BT Tower.
Formerly the London headquarters of ARUP, the building has been transformed from a single-tenant space into a contemporary, sustainable environment capable of accommodating multiple tenants.

The improved façade provides a prominent, accessible entrance that respects the building's original character while aligning with its modern context. External ducts and the "bug" have been painted black to seamlessly integrate with the black portal entrance, interior design, and surrounding buildings.
The new reception desk is positioned beside the platform lift and connected to the Ground and Lower Ground Floors via a portal structure.
Large steps leading down serve as auditorium seating. The atrium café includes a small kitchen, booth seating, timber flooring and breakouts spaces.
A metal feature staircase links the Lower Ground Floor to the Fourth Floor, supported by convenient link bridges.
New communal areas have been introduced through the extension of the atrium and the addition of two roof terraces, one dedicated to a specific floor and another on the rooftop, equipped with a bar and planting.
These adaptable spaces are designed to foster collaboration and innovation, offering alternative working environments beyond the traditional desk and workstation model.
New end-of-journey facilities accommodate a cycle store, along with showers and lockers conveniently located across the corridor on the Lower Ground Floor.
The fully electric building is net-zero carbon in operation and has achieved BREEAM Outstanding, NABERS 4*, and WELL Platinum accreditations.
