Transforming the existing building through structural retention and the addition of a new façade and extension, the vibrant mixed workspace and retail offering presents a high-quality optimisation of an existing building which will re-activate Bruton Street and Bruton Lane.

Concept

Designs for the previously vacant building celebrate the site’s distinctive triangular form and location, which is a break in the otherwise orthogonal Mayfair grid pattern. A new, meticulously crafted facade using high-performance and durable materials such as Portland stone, recycled bronze-painted aluminium, and glazing with openable windows aesthetically enhance the streetscape and root the project in the local vernacular. The new upper levels are elegantly set back, providing generous amenity terraces. The facade's proportions have been carefully considered to balance optimal daylight and thermal performance while enhancing the Mayfair Conservation Area.

Sustainability

The proposed building targets a BREEAM Excellent rating and NABERS 5* and will include high-quality end-of-trip facilities and a commitment to recycling all waste from the existing structure.
