20 Manchester Square

Squire & Partners is sensitively refurbishing and extending 20 Manchester Square, a 1990s office block located on the corner of a traditional London square in Marylebone. The prime workspace building will become client Invesco Real Estate’s first carbon neutral redevelopment on completion in 2024. 72% of the original building structure will be recycled or retained – including the existing concrete frame and external walls.

Designs include an increase in internal floor area by 20% to create 79,000 sq ft of prime workspace, through an extension to the rear of the building and a new set back fifth floor - which will create 2,200 sq ft of external landscaped roof terrace. With a focus on tenant health and wellbeing, upgraded occupier amenities will include end of trip facilities for active commuters. A new core will create high quality flexible workspace and allow each floor to be subdivided.

Externally, existing brickwork on the front façade will be darkened to contrast with deep white window reveals, taking cues from the historic buildings within the square. At ground level, the entrance will be relocated to the centre of the façade and existing windows reconfigured to establish a more prestigious reception area. The new mansard level will employ a palette of materials complementary to the existing slate rooftops which surround Manchester Square.
