Addiscombe Road

Addiscombe Road is Squire & Partners’ largest co-living development to date, located in East Croydon.

The redevelopment of the site on Addiscombe Road with a part 14-storey, part 28-storey development will provide 498 shared living units and associated shared amenity spaces, in addition to 84 new on-site affordable homes and 594 sqm of community/commercial space.

Fifth State Croydon has been designed as a contemporary response to the strong post-war modernist architectural language of the local area. A woven, pre-cast façade references the geometry of nearby No. 1 Croydon by Richard Siefert & Partners and has proportions that reflect the residential nature of the building.

Sitting comfortably within a cluster of tall buildings, the development follows the gradient of height from east to west and complements the surrounding emerging architecture.

At the base of the building, street frontages are animated with a double height space, creating welcoming entrances, reception and café spaces that activate Addiscombe Road. A double height amenity floor crowns the building with a woven structure, and a planted roof terrace brings softness to the shoulder of the building.

Internally, thoughtfully designed private spaces are combined with high-quality amenities that promote a sense of community, including chef kitchens, lounges, well-being studios, spas, cinemas, games rooms and co-working spaces. Internal and external amenities – including landscaped communal roof gardens, vegetable gardens and outdoor terraces – are intended to encourage social interaction.
