Located in the district of Presnensky, 4km west of the centre of Moscow, the brief for this masterplan was to design a high quality residential district with a distinct character which responded to the surrounding context and had a relationship to existing developments.
Flanked by 17 storey residential blocks on the south of the site, this restricted the amount of direct sunlight and views towards the city. Squire & Partners’ approach was to maximise building density in order to reduce the average block height, and provide a human scale between buildings and the public realm. The new buildings were set back from the existing tower blocks via a public road and landscaped gardens, to lessen the sense of enclosure and provide sunlight to the apartments.
Proposals included a new school sat as the centrepiece of the masterplan, along with 843 apartments arranged over 9 residential buildings, surrounding a series of private and public landscaped squares and courtyards - another key element of the brief - along with improved connections between the new district and the city centre.
The buildings are distinguished with varying façade treatments to provide interest across the development, within a unified palette of natural materials, whilst a range of heights respond to specific contexts.
