Consented by Westminster City Council in 2008, this hotel and residential scheme was designed to replace a dilapidated hotel building on a site that remained vacant for 25 years.
The new boutique hotel design comprises 56 studio rooms with high quality restaurant and retail at ground floor, and nine residential apartments. A strong response to the existing site and the local context informed the design, with a deeply recessed red sandstone façade opening out to a fully glazed corner element. The new development regenerates a run-down part of Bayswater and maximises its location with far reaching views across Kensington Gardens and Hyde Park.
