Plot 13 forms part of the wider Brent Cross South masterplan, which aims to regenerate a substantial brownfield area and create a new urban town centre for north west London. Squire & Partners’ proposals comprise six primarily residential apartment blocks of varying heights arranged around a landscaped courtyard, as well as amenities including retail, a community centre and a neighbourhood cinema.
A desire to root the development in its context, relate to the sites history and establish an appropriate London design typology have informed the building designs: For a series of lower buildings the quintessential London mansion block was referenced, predominantly brick facades expressed with an animated ground floor and set back roof levels.
The taller building to the north east corner of the plot is conceived clad in a light coloured glass and reinforced concrete, providing a distinct element that acts as a marker for a new high street, with a vertical emphasis that creates a slender profile. Inset balconies take advantage of the long views while providing articulation to the façade.
