Description
Squire & Partners’ designs to upgrade 78 St James’s Street, an office development situated at the corner of St James’s and Little St James’s Street for client Bentall Green Oak, were approved in July 2019.
The existing building comprises two elements: a Grade II* listed Victorian structure on St James’s Street built in the 1840s, and a rear building added in 2001 as part of the site’s redevelopment to provide modern office accommodation.
The historic building fronting St James’s Street, formerly a Gentleman’s Clubhouse, includes intricately detailed saloons, a drawing room and gallery, connected to the new structure via an atrium introduced as part of the 2001 alterations.
78 St James’s Street previously housed a single tenant, making it one of St James’s largest lettings to a single occupier. Our client’s aspiration was to multi-let the space in line with current market demand, creating a more efficient building for multiple tenants and increase connectivity between the two elements of the building.
Our proposal seeks to enhance the office accommodation and improve building facilities, including upgrading internal finishes, reinstating the Morning Room to host functions, increasing the size and prominence of the reception on Little St James’s Street and introducing a rooftop pavilion to the sixth floor.
Designs propose the enhancement of the existing atrium with infills on the second, fourth and sixth floors to increase circulation and connectivity. A rationalisation of plant equipment creates space for a small auditorium at lower ground and a new amenity pavilion at roof level.
