Squire & Partners has delivered 14,000 sq ft of hospitality inspired turnkey workspace in a new building located at 7-11 Cavendish Place. An example of the practice’s ‘total design’ approach, the project’s architecture, interiors and furnishing have been conceived in parallel to offer a range of harmonious and inspiring spaces that power businesses and support modern ways of working.
The scale and material palette of 7-11 Cavendish Place embraces the location’s prestigious and historical Georgian architecture. A contemporary crafted and carefully proportioned Portland stone façade and colonnades echo the buildings on nearby Cavendish Square – an example of a formal, traditional London Square – as well as the historic processional route of Regent Street. Embellishment in the form of diamond patterned metalwork, including anodized aluminium spandrel and balustrade detailing, results in a contemporary workspace building that sits comfortably in its central Marylebone context.
At ground floor, a canopy with integrated lighting and columns frame the main entrance to create a sense of arrival. A generous reception space features a bronze diamond embossed wall and bronze reception desk, referencing the building’s exterior and creating continuity from the outside-in. The addition of soft furnishings including cream leather armchairs, coffee tables, a rug and artwork establishes a domestic feel within the arrival sequence.
Measuring 2,100 sq ft, workspace floors are fully furnished and flexible and offer varying fixed-desk configurations ranging from 8 person to 20-person capacity. Floor to ceiling glazing allows natural daylight to flood the space, whilst a generously sized tea point and seating area, with additional breakout spaces, meeting room and glass partitioned private office cater for all types of working activity. Abundant planting, custom artwork and a warm colour palette including green, teal and orange blur the lines between domestic and workspace, resulting in a welcoming environment that stimulates productivity.
A penthouse office suite is located on the seventh floor, with an extended roof design featuring glass box windows to offer maximum light penetration and views out, whilst distinguishing the building within Cavendish Place’s roofscape.
In the basement, expansive cycle storage and end-of-journey facilities promote sustainable commutes and contribute to the building’s BREEAM ‘Excellent’ rating.
