30 Warwick StreetImages1 / Information
Location Westminster, London
Status Completed 2006
Description
The challenge at Warwick Street was to retain the Grade II listed façade while refurbishing the building to provide retail space in the basement, ground and first floors.
Furthermore, the client required contemporary office space accessible through a formal entrance to the street. The solution was to equip the building with two front façades with separate addresses: one on Regent Street for the retail, the other a Soho address for the offices on Warwick Street. By retaining the stone façade wrap but completely removing its contents, a brand new building emerged with an efficient modern office floor plate containing 12,500 gross sqm.
The new Warwick Street façade retains a classical sense of proportion and hierarchy, while its Portland stone fins and floor-to-ceiling glazing present a sleek contemporary face. A glazed slot links the building to the retained façade and clarifies the border between old and new.
